Market trends, throw cushions and sheer luck: There are few things more difficult to predict than the sale price of a home. Just ask those kids on The Block.
Luckily, there are people out there who know way more than we do about when and how to sell a house. Andrew Winter is one of those people.
The Selling Houses Australia presenter Andrew told Mamamia on our Can’t Live Without podcast there were “two key areas” where sellers made mistakes.

“Presuming it will sell easily, presuming that it will get a price that…. you want because you need to get it,” he said.
Winter went on to explain how presuming you can estimate their own price wasn’t just a mistake made by first-time sellers but also by those with history in the business.
“That’s the most common mistake made by naïve people who have never sold before and hugely successful business people who have sold thousands of times,” he said.
“I see it all the time.”

Winter says too often, sellers believe investments improving your home will be returned, dollar-for-dollar, in its sale.
Winter used the example of how an owner will purchase a $60,000 pool for their million-dollar house and then assume their home is now worth $1060,000.
“But it might not be, it might only still be worth around a million, because you’ve only just put the pool in, markets not going up so it’s only going to help you sell,” he said.
“It doesn’t guarantee you that $60.000 back.”
